What is a Zoning Hearing Board? The Zoning Hearing Board (ZHB) is a quasi-judicial body that hears and renders decisions regarding specific types of land use actions. The ZHB functions like a court and only meets when an application has been submitted for interpretation, special exception, and/or variance of the Township Zoning Ordinance. When an application for a Zoning Hearing is filed, the property in question is posted and all residents within 500 feet of the property are notified in writing of the date and time of the hearing.
